Home inspection - single-family home is $400 

 

Our standard home inspection for a typical single-family home usually takes 3 to 5 hours. Our home inspections are extremely thorough, and we use the Spectora reporting system. This reporting system is extremely modern, easy to use, and easy to understand. This report is digital, providing you with HD photos and videos. While the report is digital and web-based, it can easily be downloaded as a PDF and printed. You can choose between a summary or a full report. We are here to answer your questions and be a member of your team. We will never cut corners and bring nothing but 100% honesty. 

 

Not only are our prices in line and extremely competitive with the local industry, but they are completely easy to understand. Most home inspectors will ask you to call for a quote or give you a base price and then charge fees for the age of the home, square footage, and travel. We are based out of Baldwinsville, New York, a suburb of Syracuse, New York, and inspect homes within an hour's drive at no additional cost. Homes outside an hour from our location may receive an additional charge. I will inspect your home as if it were my home. Victory Inspections is proud to announce that, as of 2021, we are a verified NYS radon testing laboratory. Our Lab ID number is 12147. This means we can now do radon testing with our own equipment, thus saving time in gathering results. Gone are the days of mailing radon samples to an out-of-state facility and waiting for results. This now saves days of waiting for results to come in, and you will receive them right when we pick up our equipment after a 48-hour test!

 

Few inspectors in our area have this capability. We are very proud of this, as we went through an extremely thorough process, working alongside the New York State Department of Health (ELAP) and passing a radon data testing and collecting course.

Competitors charge up to $150 for their radon test, along with their high-priced home inspection. Why pay more for a potentially slower service? I believe in providing you with the best value possible, and I'm trying to reflect that in our prices!

According to the EPA, radon is a naturally occurring radioactive gas that can cause lung cancer.

You can't see or smell radon. Some areas of Central New York have higher levels of radon than others.

Testing is the only way to know your level of exposure. Radon can have a big impact on indoor air quality.

Pre-listing/sellers home inspection - single-family home is $300

 

If you are trying to get the best price for your home when you sell it, then a pre-listing inspection is for you. 

In today's real estate world, pre-listing home inspection reports are becoming increasingly popular because they virtually eliminate all the surprises and pitfalls that can be found in future buyers' home inspections. My pre-listing report will give you a clear and simple understanding of what should be addressed and corrected in your home before it hits the market. This is a huge value to you as a seller, and typically, this inspection only takes up to three hours to complete. Pre-listing/Sellers (Verbal) Walkthrough Inspection - $200

 

Don't want to have a full pre-listing inspection or receive a written full report but instead want a quick visual/verbal walkthrough of your home? Then ask us about this service. We will evaluate and review the major systems within the home and explain to you what may come up in a buyer's inspection. 

 

Post-inspection check-up - $200

 

Our post-inspection check-up is for those who already had us do an inspection and then made repairs. This service will provide you with a follow-up report in the same format as your original inspection report. This report can be provided to buyers or sellers looking to verify that the issues noted in your original report were addressed. 

 

Multi-Family home inspection - base price $400 plus $100 per unit

 

If you have a multi-family home/building, Please allow us to inspect it today. This includes our regular home inspection service, with each additional unit/apartment in the home also inspected.

Well Water Flow Test - $150 - With Home Inspection

                                                            $250 - Without Home Inspection

A well flow test is a test to determine if the well has enough water to supply an average family of four. In accordance with FHA standards, we operate the well for up to four hours and look for a minimum rate of 3 - 5 (GPM) gallons per minute. Therefore, the well has a minimum quantity of 180 to 300 gallons per hour. A flow rate lower than 3 GPM indicates an issue with the well. We generally like to run this test in a bathtub or outdoor hose bib. A well flow test does not say whether the well is a good well or not. The only test that does that is a "recovery test" and a well specialist or contractor should complete that. 

 

Wood destroying organism inspections - FREE with home inspection

 

I can't understand why other home inspection businesses charge up to $125 for a separate one-page report on wood-destroying organisms. This is always part of our basic home inspection reports, and to be perfectly honest, as home inspectors, this is something we look for anyway. If I find any signs of wood damage or pest intrusion in an area of the home, I will report it in the corresponding section of the report. If you still wish to have a separate section in our report dedicated to WDO, I will provide it for only $25 upon request.

Disclosure - 

All of our inspections follow NYS SOP and are non-intrusive. We ask that all areas of the home have access, including attic spaces, garages, basements, and crawl spaces. We cannot move obstructions (including furniture) or create access to areas. Please have all pets removed or confined. We also ask for a clear and dry path to the main electrical panel for our inspections. Please be aware that pools, hot tubs, spas, separate buildings, barns, some detached garages, and sheds are excluded from our inspections. If you would like any of these added to our inspection report, there is a $75 charge, and they will only be checked for safety and condition. NYS does not require us to walk on roofs as part of our SOP. Our drone will only be used if the home inspector feels conditions for flying are safe, legal, and necessary to do so. Weather conditions and guidelines by the FAA limit our flights. Before the inspection, we must receive FAA LAANC clearance to fly in certain locations. To receive clearance, we need days' advance notice. Again, we follow the drone manufacturer's weather restrictions and the home inspector's opinion on flight conditions. The drone is not waterproof and can not fly safely in wet weather. The wind is also a large factor. The FAA will block our drone from taking off if the home is located near the Syracuse Hancock International Airport and hospital helicopter pads from flying our drone. Not all clients will be given a drone inspection/photos/videos.
